Section 2.0 Access Control & Security Surveillance

LPR Car Plate Recognition

Hands-free vehicular access using camera-based licence plate recognition — no card or sticker required. The system automatically identifies your registered vehicle plate and triggers the boom barrier upon entry. Visitors may be granted access via QR code through the H-Circle smart app.

Door Access Card

Each unit owner receives a door access card granting entry to the building interior and all recreational facilities across 4 facilities areas on 7 levels.

CCTV & Panic Buttons

All common areas, driveways, car parks, and recreational facilities are monitored by 24/7 CCTV cameras. Panic alarm points (red mushroom buttons) are located at car parking floors in both Tower A and Tower B — press to summon security assistance immediately.

⚠️ Panic buttons are for emergency use only. CCTV recordings remain the sole property of the management corporation and are only released to police for criminal investigations.

MUZE at PICC is equipped with a Smart Home System by SIMON Electric for enhanced everyday convenience. The system covers the Digital Lockset, smart home features, and integrated controls throughout your unit.

Smart Locker
Section 4.0 Smart Locker — Collect Your Parcel

MUZE at PICC uses the Flexi Smart Locker system by Flexible Electrical Solutions Sdn. Bhd. for secure parcel collection and delivery.

Resident: Collect Parcel

Select the collect parcel option on the locker screen.

Enter Collection Code

Key in the collection code sent to your mobile number.

Retrieve & Close Door

Take your parcel and close the locker door securely.

Courier: Delivery Guide

Select courier mode on the locker panel.

Enter Staff No. & PIN

Authenticate with your staff number and PIN.

Add Parcel & Select Locker

Press [Add Parcel], select an available locker compartment.

Enter Recipient Mobile No.

Input recipient's number, place parcel inside, and close door.

    Invite visitors with optional carpark reservation. A shared link generates a QR code for entry at the MUZE at PICC entrance.

    SOS & Security

    Press and hold the SOS button for 3 seconds to alert security. View live CCTV feed at the main entrance, drop-off area, and lift lobby.

  • IC
    Intercom & Emergency

    Intercom the security guard or management office directly. Update personal emergency contacts and health info for rapid response.

  • MB
    Management & Billing

    Submit feedback, book facilities, apply for access cards, participate in e-polling, and pay maintenance fees and sinking fund via e-payment.

👨‍👩‍👧 Owners can add family members or tenants via the Access Owner feature by simply entering their phone numbers.
SAMMO App
Section 6.0 SAMMO App — Defect Management

SAMMO is your tool for submitting and tracking defects in your unit. Download from Android Play Store or iOS App Store. Your Login ID will be provided upon VP clearance letter issuance.

Display QR code for developer to scan when submitting unit for defect rectification.

Fire and Emergency
Section 7.0 Fire, Emergency & Assembly Point

Emergency Assembly Area

In the event of a fire or emergency, all residents must proceed to the designated Emergency Assembly Area located on the road to the right of the MUZE PICC building as indicated on the site plan.

Fire Escape Staircases

Fire escape staircases are clearly marked on floor plans for both towers. Tower A has 2 fire escape staircases; Tower B has 3 fire escape staircases. Keep all stairways and passageways clear at all times.

🚒 Never obstruct fire escape routes. Do not tamper with fire fighting equipment. Leave the pool/gym immediately during rain or thunderstorm.
House Rules
Section 8.0 House Rules — Key Obligations

All residents are bound by the by-laws under the Strata Management Act 2013 and MUZE at PICC's Additional By-Laws. Below are the most important obligations for proprietors.

Maintenance Charges

Pay maintenance charges and sinking fund contributions promptly. Defaulters (unpaid after 14 days) incur 10% p.a. interest and may have access cards deactivated and facilities suspended.

Nuisance & Noise

Keep sound levels low after 11:00 pm. Do not use language or behave in a manner causing offence. Residents are responsible for the conduct of their guests.

Appearance & Facade

Do not change the exterior colour, appearance, or facade without prior written approval from the management corporation. No antennas or satellite dishes on external areas without consent.

Animals & Laundry

No animals that cause annoyance or danger. Do not hang laundry in a way that protrudes outside the parcel except at designated areas.

Renovation Rules

  • Prior written approval from management required before any renovation works.
  • A refundable deposit of RM3,000 must be paid before works commence.
  • Working hours: Mon–Fri 9am–5pm, Sat 9am–1pm. No works on Sundays or Public Holidays.
  • No structural members, shear walls, or load-bearing beams may be altered.
  • Renovation debris must be removed from the building by the proprietor.
  • Register all contractors/workers with management and display passes at all times.

Common Property Rules

  • Visitors' parking: 7:00am–1:00am only. Beyond 1am requires management approval (valid one night only).
  • Car wash only at designated areas for vehicles with valid carpark labels.
  • No obstruction of fire escape routes, stairways, or passageways at any time.
  • Dispose of refuse properly — no throwing from windows or into drains.
  • No short-stay, homestay, or serviced apartment use of units.
  • Lost access cards must be reported to management immediately for deactivation.
